The high rise lifestyle is the epitome of Las Vegas luxury. From the five star amenities to the location and views, high rise living is a total lifestyle and one you might be interested in. Before considering a high rise it is important to understand the details for each building of interest. Each building has unique amenities, varying homeowner association (HOA) fees, differing policies regarding rentals and a variety of security and parking measures.

The number one thing I go over with each of my clients are the finer details of high rise living. A building might become more desirable to you depending on what is important to you.

I have compiled a list of questions to think about and research or have your realtor help you with before making your investment in the Las Vegas high rise lifestyle.

What are the HOA dues and what do they include?

Each building has different amenities and differing price points. Some include limousine services daily while some are Thursday-Sunday. Different buildings include parking and storage while others only have valet. Some include sewage and electricity while others have WiFi and coffee bars. Asking these questions will ensure you not only find the perfect place for you but the perfect building. HOA dues are usually charged per square foot of your unit with buildings charging anywhere from $.50 a sq foot to $1.00 a sq foot. Are there Rental Restrictions?

Condo Hotels like Palms Place, MGM Signature and Trump have flexibility in nightly rentals while others like Waldorf Astoria and Veer require a 6-month minimum. If you are looking to just have a place to crash in Vegas you might consider a unit where you can rent it out while you are away and see your condo as an investment. There is an on-site management company in each Las Vegas hotel condo that can rent our your condo with revenues split per management agreement. Feel free to email me for details.

Do you get a parking space and what about security?

Many of the high rise towers are 24/7 guard gated and ones that do not usually have a staffed desk in the lobby where visitors must check in with the concierge before entering the elevator. Most buildings have security that roams the areas and amenities usually require a FOB to gain access. With the exception of Veer Towers and Waldorf Astoria, high rises have an assigned parking space in the garage. Each building and unit have different amounts of parking spaces ranging from 1-2.

High rise living is a very desirable lifestyle in Las Vegas. Living on the strip has its advantages such as being walking distance from T-Mobile arena, five-star restaurants, and world-class shopping.
